Guide to letting

We’re here to help you through the process!
We offer a wide range of properties and outstanding customer service, making us the perfect place to find your home. Whether you are a new or experienced tenant, our team are on hand to offer advice and guidance to ensure a stress-free process. For now, we’ve included a rough guide to the rental process with Kevin&Co.

Arrange a viewing

The moment you see one of our properties of interest please get in touch to either register or arrange a viewing and one of our team will look forward to helping you with this process. We’ll ask you a few questions to make sure the property is right for you, then book you in to see it as soon as possible.

Make an Offer

Once we have found you a property the next stage is to make an offer that we will present to the landlord, if accepted we will then require a holding deposit (usually one week’s rent ) this secures the property for you, means all future viewings will cease whilst referencing and credit check are undertaken. If in the unlikely event the landlord withdraws the property from the market, your holding deposit will be returned in full.

The Paperwork

Once credit and reference checks are complete, a tenancy agreement will need to be signed by all parties. We will then require your first month’s rent and your security deposit before the move-in date. We will also need to see proof of a standing order set up for future rent payments. Your security deposit is usually five weeks’ rent. We can use the one week you will have already paid for the holding deposit towards this. Please note that four week’s rent is different from one month’s rent. Kevin&Co will place your deposit with a deposit protection service to be fully protected. This will returned in full at the end of the tenancy (providing there is no damage to the property and the rent is not in arrears).

Moving In

The day you move in we will arrange for an inventory clerk to check you in and hand over the keys. This gives you the opportunity to check the condition of the property and its contents, read the meters and sign the inventory. You are then required to inform the utility companies that you are responsible for the bills, also contact the local council to advise them that you will be paying council tax. After this we are sure you will be able to settle in and enjoy your new home.

Fully managed– This is our most popular service. This service includes the rent collection but also includes the following:

Utilities

When a new tenant moves in, we will notify all utility providers and the council of the new tenant's details.

Repairs

We will always try to identify the issue and likely cause as soon as possible, and we ask that repairs are reported quickly. We will then, subject to Landlord’s instructions, issue a works order to either our Handyman or skilled Tradespeople, depending on the nature of the repair.

Out of Hours

Occasionally things do break down outside of office opening times. With this in mind, we offer a 24-hour service. Our emergency cover means that both tenants and landlords can rest assured that when the unforeseeable happens and they need out of hours assistance, there is support in place to help in that time of need.

Property Visits

We conduct the first visit three to four months after the tenants have moved in and then twice a year. These inspections include a written report and update for the landlord with photos of the property offering a landlord regular insight and comfort that their property is being well taken care of by the professional they've entrusted with the task.

Deposit Returns

At the end of the tenancy, subject to an inventory report being conducted at the start of the tenancy, we will liaise with both the tenant and the Landlord to discuss any deductions from the security deposit (if applicable) and will arrange for the deposit to be returned within the timescales specified by the deposit scheme.

Compliance Certificates

We will ensure that any certificates which are a legal obligation of the landlord (e.g. Landlord Gas Safety Certificates, Electrical Certificates and Energy Performance Certificates) are carried out by qualified tradesmen before the due date always meaning that your property is legally compliant within the compounds of UK Law.

Renewal of Tenancies

One months prior to the end of a fixed term, we will contact both parties to see whether they would like to renew the tenancy or for the tenancy to end.
