When a new tenant moves in, we will notify all utility providers and the council of the new tenant's details.

We will always try to identify the issue and likely cause as soon as possible, and we ask that repairs are reported quickly. We will then, subject to Landlord’s instructions, issue a works order to either our Handyman or skilled Tradespeople, depending on the nature of the repair.

Occasionally things do break down outside of office opening times. With this in mind, we offer a 24-hour service. Our emergency cover means that both tenants and landlords can rest assured that when the unforeseeable happens and they need out of hours assistance, there is support in place to help in that time of need.

We conduct the first visit three to four months after the tenants have moved in and then twice a year. These inspections include a written report and update for the landlord with photos of the property offering a landlord regular insight and comfort that their property is being well taken care of by the professional they've entrusted with the task.

At the end of the tenancy, subject to an inventory report being conducted at the start of the tenancy, we will liaise with both the tenant and the Landlord to discuss any deductions from the security deposit (if applicable) and will arrange for the deposit to be returned within the timescales specified by the deposit scheme.

We will ensure that any certificates which are a legal obligation of the landlord (e.g. Landlord Gas Safety Certificates, Electrical Certificates and Energy Performance Certificates) are carried out by qualified tradesmen before the due date always meaning that your property is legally compliant within the compounds of UK Law.

One months prior to the end of a fixed term, we will contact both parties to see whether they would like to renew the tenancy or for the tenancy to end.
