Additional Services and Fees
Deposit Registration Fee - £50.00 (Plus VAT)
- Register details and protect security deposit with a Government-authorised Scheme
- Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy
EPC – £90 (Plus VAT)
Gas Safety Certificate – £90 (Plus VAT)
Electrical Installation Condition Report (EICR) – From £130 (Plus VAT)
Smoke Alarm with installation – From £50 (Plus VAT)
Carbon Monoxide Alarm with installation – From £50 (Plus VAT)
Key Cutting – £11 plus cost of each key (Plus VAT)
New Tenancy Setup – £250 (Plus VAT)
Tenancy Renewal – £100 (Plus VAT)
- This is a fixed cost fee that can cover a variety of works depending on the individual circumstances of each tenancy, including but not limited to, negotiating the tenancy, verifying references, undertaking Right to Rent checks and drawing up contracts. This charge is applicable per tenancy.
Additional inspections/visits – £100 (Plus VAT) per inspection/visit

Tenants’ Guide to Charges

If you enter into an Assured Shorthold Tenancy, the following payments may apply will be as follows:

If you enter into an Assured Shorthold Tenancy, the following payments may apply will be as follows:
- First month’s rent – In advance
- Holding Deposit (per tenancy) – Maximum one week’s rent. This is to reserve a property. Please Note: This will be withheld if any relevant person withdraws from the tenancy.
- Security Deposit (per tenancy. Rent under £50,000 per year) – Five weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy
- Unpaid Rent – Interest at 3% above the bank of England Base Rate from Rent Due Date until paid to pursue non-payment of rent.
Please Note: This will not be levied until the rent is more than 14 days in arrears. - Lost Key(s) or other Security Device(s): Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks
needing to be changed, the actual costs of a new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the
tenant. - Early Termination (Tenant’s Request): Should the tenant wish to leave their contract early; they shall be liable to the landlord’s costs in re-letting the property
as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent. - Utilities, communication services, TV licence and council tax.
- In the event of a change of tenant/s during the course of the tenancy, a fee of £50.00 (inc vat) per change will be charged to the incoming tenant.
