Property Preparation

First impressions count, making the presentation of your property critical to a successful let. It is important that a property is well presented to create a comfortable and safe living space. Consider addressing any DIY jobs you have been meaning to get done, add a fresh coat of paint where necessary and try to declutter to make rooms appear larger. By optimising the property’s appearance, it will receive more market interest.

We will arrange appointments and accompany prospective tenants on viewings. You will be updated after each viewing as to interest expressed by potential tenants.

Performance Certificate (EPC)

Reference Check

All tenants will undergo thorough background checks. We use an independent referencing company to report on their suitability and creditworthiness, including their payment history on any previous lending and any adverse credit e.g. CCJ’s or bankruptcies. Their identity is also verified as is their right to live and work in the UK. We cover the Right to Rent checks including whether they are subject to any immigration control. Prospective tenants will also be required to demonstrate their financial ability to cover rent and living expenses by way of confirmation of employment, bank statements and payslips, we will also obtain a current or previous landlords reference This gives us the information we need to determine their suitability as a tenant for your property.

Find a Solicitor

Legal Formalities

Following the successful completion of referencing, we request tenants to submit their first month rent and security deposit. Upon receiving cleared funds, we commence drafting the tenancy agreement, requiring signatures from all involved parties.

Accepting an Offer

Completion

Upon completion, keys will be released to the tenant on moving-in day. For managed properties, we will also retain a set of keys at our offices. Within seven days the inventory will be sent to the Tenant for them to agree and sign, with any amendments highlighted within 14 days or the inventory will be locked down.
